I wanted to share some thoughts regarding the use of quartz countertops in a rental property.

While quartz is attractive and widely popular—I have it in my own home and my wife loves the look—it is important to understand its vulnerabilities.

Over the past two years, we’ve found that quartz surfaces can be damaged by high heat, cutting, heavy impact, and harsh cleaning agents. We have already inadvertently scratched ours, demonstrating that even careful owners struggle to maintain them perfectly. However, lucky for her she knows a guy!

So should you install quartz in a rental house?

If you feel quartz provides the best aesthetic, you may choose to move forward, but be aware of the maintenance and risks. Quartz is not indestructible; its durability, much like that of Luxury Vinyl Plank (LVP) flooring, can be overstated by marketing.

Key Risks of Quartz:

  • High heat (hot pots & pans)
  • Sharp objects (cutting directly on the surface)
  • Heavy impact
  • Harsh chemicals, strong acids, or bases
  • Prolonged UV exposure
  • Damage can include discoloration, chips, cracks, or etching.

Regardless of whether you choose quartz or granite for your rental home, I strongly recommend having the countertops professionally cleaned, polished, and sealed every year – no questions asked! This is the best way to protect your investment and extend the lifespan of the material.
